Using the tools will enable you to calculate the Internal Rate of Return (as well as the FMRR) before and after tax for a series of cash flows. These were derived from the standard CCIM forms and converted for Canadian use. The only quirk I´ve yet to work out is that the APOD still uses US mortgage rates, not Canadian (calculated semi-annually, not in advance) so you have to adjust manually - Our actual rates are a little cheaper.
