Neighborly Advice Next you'll need to determine which neighborhood you wish to live in. This is probably the most important step and one which you should be most thorough in your investigation. Only after you've determined your neighborhood should you build a wish-list of features you'll want in your home. We advise our clients to approach buying in this order because we believe that you should always buy the things you can't change (ie. location etc.) and if you must, compromise items you can change or add later (like a fireplace). This approach rewards you in future resale value. Imagine your new home has two components; the land and the house seperately. The house component has a finite life and depreciates in value over time. The land component allways appreciates. As you compare houses always try to keep the balance of these two values in perpective. Consider this as you evaluate neighborhoods and gravitate to the area which provides for your needs (schools, transportation, recreation etc.) and has the highest component of land value which you can afford. If you haven't already, this is the best time in the process to consult with a Realtor. We can advise you on some of the subleties of different neighborhoods and save you invaluable time.
